Property Manager

Job Description

A Property Management Company is seeking a Property Manager that is an experienced professional who possess strong leadership, organizational skills, and takes responsibility for delivering the highest quality of services to our residents.

The Managers duties and desired characteristics include but are not limited:

  • Manage site staff in accordance with company policy.

  • Monitor, train, and directed site personnel including workload planning and coaching

  • Perform written evaluations of employees and make recommendations for salary increases and/or advancements

  • Approve bills and negotiate and/or approve contracts for service within the parameters of the approved operating budget

  • Direct employees and/or contractors in performance of maintenance and repair work

  • Conduct daily site inspections of property

  • Prepare an annual operating budget; manage income and expenses in accordance with the approved operating budget

  • Supervise process of renting apartments and lease renewals through leasing staff and assistant manager

  • Establish, monitor, and enforce operating policies and procedures in accordance with company Policy and Procedures manual

  • Review and participate in monthly operating financial statements and budget to actual variance explanations.?

  • Processing lease renewals and all related forms that come with renewing a lease

  • Collecting and processing resident rent checks

  • Handle all details of move-ins and move-outs (SODAS), giving special attention to apartment inspection check-ins and check-outs

  • Handling Delinquent Resident Accounts in accordance with company policies

  • Accurate completion of all lease applications, including performing credit and background verification and notifying prospective residents of results.?

  • Work with attorneys regarding legal proceedings such as evictions

  • Transfers

  • Work with residents to resolve complaints

  • Maintain tenant files

  • Greet prospective residents in a friendly and professional manner.

  • Working with the maintenance staff to ensure the make ready apartments are repaired before move ins or showings

  • Physically inspect property on a daily basis and report any service needs to the Property Manager and Maintenance Supervisor to make sure that the buildings, grounds, and amenity areas are at its highest level of quality.

  • Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other laws pertaining to apartments.

Job Requirements


  • Prior residential property management experience is required with a minimum of five years as a Property Manager

  • The ability to successfully handle multiple priorities

  • Must have good problem solving and leadership skills

  • Yardi and/or PayScan experience preferred

  • Excellent customer service skills

  • Ability to work under pressure

  • Attention to detail

  • Bachelor?s degree (strongly preferred)

  • Reliable personal transportation

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
